Every fee, upfront.

Simple, disclosed, and aligned. We make our money managing well, not on ancillary fees. Here is every number, before you ever call us.

These rates cover single-family homes, portfolios of single-family homes, and small multifamily. Larger apartment communities are quoted per building, so talk to us for a proposal.

Management fee 8% Of collected gross revenue. No fee on rent we did not collect.
New lease fee 50% Of the first month's rent, earned only on a signed, occupied lease.
Renewal fee $250 A flat fee when an existing resident renews. No surprises.
Turn & renovation oversight At cost Not a profit center. Vendor invoices are passed through with no markup, and bids are shared with you.
Inspections No fee Move-in, move-out, and renewal condition reports are included.
Term & termination 12 mo. Initial term, then month-to-month. Either party may terminate without cause on 60 days' notice.

What the fee actually pays for.

Over a year, we usually cost more than the cheapest manager in town. That is a choice. The fee pays for experienced managers who carry fewer properties, answer their phone, and know your home rather than a call center script. And the goal is your bottom line, not ours: fewer vacant weeks, residents who renew, and maintenance done right the first time typically return more than the difference in fee.

Onboarding

From signature to fully running, in about two weeks.

Countersigned electronically, with W-9 and insurance certificates on file.

Live access to statements, work orders, and documents from day one.

Introduce the residents

Transition letter, new payment instructions, and portal onboarding.

Initial inspection

A full photo baseline plus a deferred-maintenance list with estimated costs.
